The Challenge

The University of Johannesburg required approximately 10,000m² of additional space within close proximity to its existing campus in the Parktown / Johannesburg CBD precinct.

The requirement was highly location-sensitive. The building needed to support UJ's operational needs, remain close to the existing campus environment, and offer long-term strategic value rather than simply providing additional leased space.

The Strategy

Through market intelligence and direct engagement with key property stakeholders, an opportunity was identified where a major occupier was in the process of vacating a suitable building.

Rather than waiting for the asset to become widely marketed, the opportunity was pursued early and positioned as a strategic acquisition for UJ.

The building was owned by a listed property fund, and the transaction required a clear understanding of the vacancy risk, the seller's position, the property's future potential, and UJ's long-term occupational requirements.

A suitable building was successfully sourced and acquired for the University of Johannesburg.

The transaction allowed UJ to secure a large-scale property close to its existing campus at a price below prevailing market value, creating both an immediate operational solution and a long-term strategic property asset.
