Every commercial property on your balance sheet is either supporting your business objectives or silently draining capital. Underutilised buildings, non-core assets in the wrong location, properties held out of inertia rather than strategy — these are lazy assets, and they have a cost that compounds every quarter.
I identify them, quantify the cost of holding, and execute the strategy that unlocks what's trapped.
Asset Assessment
Which properties are earning their place? Which are sitting idle, underperforming, or misaligned with your current operations? I audit your portfolio through a financial lens — not just occupancy, but return on capital, opportunity cost, and strategic fit. The output is a clear view of where value is trapped and how much it's costing you.
Repositioning
Some assets don't need to be sold — they need to be repositioned. A building in the right location with the wrong tenant mix, the wrong use case, or deferred maintenance is an underperformer that can become a contributor. I develop repositioning strategies and connect you with the operators, developers, or tenants who can execute.
Disposal & Sale-Leaseback
When the right move is to sell, I drive the process — from valuation and buyer targeting to negotiation and close. For assets you still need to operate from, I structure sale-and-leaseback arrangements that release capital while maintaining operational continuity. The key is in the terms: escalation caps, break provisions, and maintenance obligations that protect you for the full lease term.
When this matters
- Your balance sheet is asset-heavy and cash-light. You own R100 million in property but need R30 million for growth. That's a capital structure problem, not a property problem.
- You're carrying assets from a different era. The warehouse you bought in 2015 doesn't fit your distribution model. The office you built for 500 people serves 200. These aren't just underperforming — they're eroding returns.
- You want to fund something strategic. An acquisition, a technology investment, a market expansion — and the capital to do it is sitting in bricks and mortar.
I'm not a traditional broker. My job is to move the deal forward.
If your property portfolio includes assets you'd describe as 'holding for now,' let's quantify what 'for now' is actually costing you.
