How the Waterfall City market actually works

Waterfall City is South Africa's newest premium commercial node — a master-planned precinct developed primarily by Atterbury and Attacq, anchored by Mall of Africa and integrated with residential, lifestyle, and retail uses. It captured the post-2018 corporate consolidation moment as multiple Johannesburg corporates moved here for the gateway location, new-build stock, and lower operating costs.

The precinct hosts regional headquarters for PwC, Cell C, Massmart, Toyota, Ericsson, and Group Five among others. Headline rentals run below comparable Sandton stock, but the more important number is operating cost — newer infrastructure, integrated backup power, and better-designed floor plates often net out cheaper on a total-occupancy basis.

What I actually do in Waterfall City

Waterfall is the natural compromise location for corporates with operations split between Sandton and Pretoria. The catch is that most of the premium stock is held by Atterbury and Attacq — direct relationships matter, and a meaningful share of the leasing happens off-market between the developer and known occupiers before the space ever reaches the open market.

If you're a corporate evaluating Waterfall against Sandton or Midrand, the headline rentals are similar but the operating economics are not. Newer stock means lower utility costs, more flexible floor plates, and infrastructure designed for a load-shedding environment.
