Sandton is the densest concentration of corporate HQs, financial services, and professional services in Sub-Saharan Africa. Premier-grade towers along the Rivonia Road and Maude Street corridors anchor a market that operates at materially different rental and demand dynamics from the rest of South Africa.

The macro story for the last five years has been a flight to quality. P-grade and A+ stock has tightened as occupiers consolidate from older buildings into newer, lower-operating-cost premises with reliable backup infrastructure. Mid-grade B and C stock continues to face structural vacancy. Pricing power sits with landlords at the top of the market and with tenants in the middle — which means lease structure, not headline rental, often determines the real cost of occupancy.

What I actually do in Sandton

Sandton is where I do most of my work. I know the landlord and asset-manager set by name, I know which buildings are quietly building vacancy ahead of the open market, and I know when a tenant's lease is approaching expiry. That kind of intelligence isn't published — it sits in conversations and relationships.

Most of my Sandton work falls into three buckets: lease restructures where escalation has pushed rentals above market, sublet exits where a corporate needs to reduce footprint without taking a write-down, and strategic acquisitions when a tenant decides ownership beats leasing. Each one needs a different structure — and the structure, not the rental, is where the value sits.
