How the Cape Town market actually works
Cape Town has become South Africa's most demand-constrained premium office market. The post-2020 semigration of corporates and talent — driven by lifestyle, Western Cape infrastructure stability, and a steady migration of executive seats from Johannesburg — pushed vacancy down and rentals up. Prime Foreshore stock now trades at a premium to comparable Sandton mid-tier.
The CBD breaks into three commercial micro-markets, each with different demand dynamics and tenant profiles. Demand currently outstrips supply across all three at premium grade, which has flipped the negotiation dynamic from the buyer-favouring market of five years ago to a landlord-favouring market today at the top of the curve.

How I work this market
What I actually do in Cape Town
Cape Town is a different market dynamic from Johannesburg. Sandton is landlord-favouring at the upper grade and tenant-favouring in the middle. Cape Town has flipped the other way — landlord-favouring at the premium grade and competitive in the mid-market. If you're a corporate moving south, the question is rarely 'can you find space' — it's whether you can secure the right space at terms that don't bake in two years of escalation upfront.
Most of my Cape Town work is occupier representation for corporates relocating from Johannesburg or expanding into the Western Cape. I plug into a network of Cape-based brokers who work the market exclusively — using their on-the-ground depth alongside my direct relationships with the corporate occupier. That's how you get visibility into stock before it lists.
